FULVIA RESIDENCE
Encinitas, California
Located in Leucadia, the Fulvia Residence transforms a low-lying coastal ranch into a Hawaiian and Polynesian-inspired retreat that feels entirely at home on the Southern California coast. Long overhangs, awnings, metal roofing paired with shingle siding, lanais, and dark wood details work together to evoke the relaxed, layered character of island architecture. Thoughtful deck design and landscaping extend the living experience outward, framing ocean views as part of everyday life. A commitment to reuse guided the project throughout, with existing materials recycled and repurposed wherever possible.
Behind the Work
Coastal exemption constraints - The design was carefully developed to meet coastal permitting requirements while preserving the architectural ambition of the project.
Height limits and neighbor considerations - Roof forms and massing were refined to respect adjacencies and height restrictions without compromising the home's distinctive silhouette.
Budget - A reuse-first approach stretched the budget without sacrificing design quality, turning constraint into a guiding principle of the project
